How to Find a Top Office Leasing Broker in NYC

I recently asked AI this very question and was disappointed by the inadequacy of the response. Between the inaccuracies and the odd tangents, it was clear that AI doesn’t yet grasp the nuances of the New York market.

As a 30-year industry veteran working at a big three firm, here is my advice on how to actually locate a top-tier office leasing broker in NYC.

Why the Right Broker Matters

I cannot overemphasize the importance of working with a top-tier broker. Since the landlord typically pays the commission, there is zero cost to the tenant. Why would you choose to work with someone inexperienced when you can have a high-quality professional with a proven track record on your side for the same price? Afterall, your lease is potentially your second highest expense after salaries.

Transacting a lease is a complex process. Your broker must help define the requirement, identify (or create) space options, manage stakeholders, negotiate favorable terms, and solve the inevitable problems that arise. You need an advocate, not just a tour guide.

Step 1: Define Your Requirement

Different brokers have different specialties and focus on specific deal sizes. Defining some basic parameters will help determine who is the best fit for you:

  • Headcount: How many employees do you need to accommodate now—and in the near future.
  • Neighborhood: Which areas align with your brand and work best for your team’s commute?
  • Image & Building Class: Do you need a Class A glassy tower, a creative loft, something super special, or is a Class B pre-war building adequate?
  • Lease Term: This is a key determinant. A landlord’s ability to provide a build out or work allowance is directly tied to the length of the term.

Step 2: Leverage Your Network

Nothing beats a referral from a trusted colleague. Ask business associates about brokers they’ve had an excellent experience with.

A Pro Tip: While AI often suggests asking “your attorney or accountant,” that only works if they specialize in NYC commercial real estate. Unless they’ve sat across the table from a broker on multiple deals, their recommendation may be based on social ties rather than professional performance.

Step 3: Understand the NYC Brokerage Landscape

The “Big Three” in NYC are CBRE, Cushman & Wakefield, and JLL. These firms possess the most data, the strongest benches, and significant leverage with landlords. Each firm has a brokerage manager who can recommend a specific broker based on your unique requirements.

There are many brokers at these large firms who will work on a medium sized requirement. Large deals are often few and far between.

The Major Players: Beyond the Big Three, firms like Newmark, Colliers, Avison Young, and Savills are all significant players in the NYC market.

The Boutique Specialists: For specific neighborhoods like SoHo or the Garment District, or niche industries like Tech and Fashion, smaller boutique firms can offer specific industry knowledge and localized landlord relationships.

A word of caution: If your requirement is under 1,500 square feet, the largest firms may not be the best fit. You want a broker for whom your deal is a priority.

The “Young Hustler” Myth

There is a common belief that a young broker will “outwork” a veteran on a small deal. I disagree. While a top-tier veteran might pass on a very small requirement, you should still look for a seasoned professional in the “middle” of their career—someone who has the experience to solve complex problems but still actively works on smaller transactions. Working with someone who has energy but lacks the ability to advise on legal or financial nuances is a recipe for an expensive mistake.

Avoid brokers who lack a “pedigree” (training at a reputable firm) or a core specialty. NYC is the most competitive market in the world; there is no reason to settle for mediocrity.
